In most cases, you will have a 30 day grace period to repair any lead hazards. Before your grace period ends, you must have a reinspection completed and dust wipe samples taken. In the end, you receive a Certificate of Maintained Compliance or a Certificate of Restored Compliance.

Collecting any previously completed documentation, performing an in-unit inspection with our XRF machines, and updating your inspection reports.
Post Compliance Assessment Determination (PCAD)

Complete deleading protocol in the areas that were previously missed. If your dust wipe samples fail, the entire unit must be recleaned and new dust wipe samples need to be collected.
Receive a Letter of Full Deleading Compliance
It’s a visual walkthrough to make sure the work is complete and up to code. Dust wipe samples are also collected for lab analysis.

Lead Paint Reinspection

If lead-based paint is found and your renovation will disturb greater than 6 square-feet of lead-based paint per room (or more than 20 square-feet on the entire exterior) a licensed Lead Safe Renovator must perform the work.
If the RRP assessment shows that no lead-paint is present, then your renovator does not need to follow Massachusetts Lead-Safe Renovator Rules.
XRF Testing on the areas that are going to be disturbed by the proposed renovation. This test is designed to inform you or your renovator about the presence of lead-based paint before work begins.

Sometimes property owners are missing important documentation that you may not know about. We’ll walk you through exactly what’s missing and will apply for the documentation on your behalf.
Examples of waivers needed include: Mismatch Address Waiver, PCAD Lost Docs Waiver, or a Lot-line Waiver.
